You want to get the full value of your home before you sell it. Most of the time you want to sell your home fast too. This may be because you already have a new house you purchased or you are moving out of Austin for your career or personal reasons.

There are ways to increase the value of your home that will help you sell your home faster and for a price you are happy with.

#1) Remodel Your Kitchen

Most realtors will tell you that the two main rooms that sell a home are the bathroom (see below) and the kitchen. We believe the kitchen is the most important room for selling a house fast and at a good value.

We recommend a full kitchen remodel. This means you should update the lighting in the kitchen, the paint and maybe even some of the appliances too. The biggest upgrades would be to install new countertops and either replace your kitchen cabinets or add a new or fresh coat of paint to them.

A full kitchen remodel can add an additional $20,000 or more in value to a home and will be an instant eye-catcher for prospective buyers.

#2) Remodel Your Bathroom

The bathroom is the next room we would focus on. You should modernize the lighting and the vanity and mirror. If the bathroom is large enough, replace a single sink with double sinks and an extended mirror.

You should deep clean the tile and grout in your shower and bathtub and the tile floor and add a new coat of paint to the bathroom. The current trend is to paint bathrooms in a more modern and dark color.

#3) Add Light

You should add light to your home wherever possible. People want to enter a bright, warm space. This means you should consider installing skylights in rooms of your house where possible and canned lights in confined spaces such as a basement or closets and tucked away rooms and corners.

#4) Curb Appeal

You can improve the curb appeal of your home if you fertilize your yard. You should also plant bright, colorful flowers and vegetation just before putting your home up for sale. This will attract a buyer’s attention before they even set foot in the home.

You should also maintain and paint your outside deck or patio. You want it to be beautiful before buyers arrive.

#5) Additions

This is a major remodel and project but it might be necessary to sell your home or increase its value. If your current home has less than three bedrooms or only one bathroom, you might want to consider an addition that includes another bedroom and/or bathroom.

If your current home does not have a garage or a garage large enough for at least two full-size vehicles you will want to build a new garage with additional space for interested buyers.
